DESIGN
At the core of mdSTUDIO Ltd. is the thoughtful creation of design for the built environment. From residential, commercial and hospitality at the individual project scale to multiple acres of multi-use development within a city, design within the environment needs to respond to its surroundings. The goal of every project executed by mdSTUDIO Ltd. is to create a space that satisfies client and user.
With a professional license to practice architecture in both Belize and the United States, my office provides all five phases of architectural services: schematic design, design development, construction documents, procurement and construction.
Advanced services include site planning to bring the client’s preliminary vision to life as well as interior design to detail spaces for the client through color, texture and finishes, with attention to selection of materials inclusive of sourcing for furniture, fittings and equipment (FF&E), custom design elements and landscaping features.
Procurement of consultants, contractors and experts are often necessary for larger scale projects and are guided by the creation of specific deliverables for the project. I have spent over a decade preparing programming documents, terms of references and contract documents for architectural, construction, policy and planning deliverables both at the national and international level to assist clients where this is a need.
DEVELOPMENT
Turning building into business is an essential component for many clients, and I realize the importance of efficiency in project costs and value engineering for investors to maximize a budget. This also includes applying critical non-financial factors as part of the analysis to ensure project acceptance, necessary approvals and sustainable success. Newly incorporated ESG (environment, social and governance) components integrated at the onset of a project not only mitigate future sustainability risk but allow a development to use such global drivers to garner local project consensus and guarantee project completion.
I have led the development of +$100 million in the country of Belize. The best of design cannot succeed without budget alignment and financial viability. My services include project costings, value for money analysis, cost per square foot comparisons as well as basic and advanced business planning to optimize the ROI to my clients and streamlining of resources for future growth opportunities where possible.
MASTER PLANNING
Simply defined: a master plan is a dynamic long-term planning document that provides a conceptual layout to guide future growth and development ---------‘World Bank’ I spent my early professional years in New York focused on master planning at the largest of scales. From phasing of a resort to a +50-acre city development, long-term planning leads to long-term success. Having land is as important as having it planned. Master planning provides a road map for development, defining buildings, public and private spaces, commercial opportunities and social settings all with mindful integration into the environment.
I continue to focus on urban design and master planning for both greenfield and urban regeneration sites. My services include the long term vision of a site starting with land use project programming and advancing to the details of building scale, project density, public and private access, transportation connections, green spaces, community facilities and guidelines for design where applicable. Project implementation through a phased approach allows the client to optimize the development through coordinated design and project financing. Based on the complexity of the plan, services may include project promotion, marketability engagement, project sensitization, dialogue to achieve public consensus and funds sourcing.
PUBLIC-PRIVATE PARTNERSHIP
A public private partnership offers the private sector and government agencies the ability to provide public assets or services to a country through a successful long-term partnership in mutual benefit. I have spent the past five years focusing on PPP policy and project opportunities for the government of Belize. I have partnered with www.rebelgroup.com to offer such expertise to both public and private entities. I remain passionate about this service particularly at a time when both entities must work toward economic and social recovery throughout the world, the Caribbean and Belize.
Services include advisory in all phases of the project life cycle: project identification, preparation, procurement, implementation, and transfer phases. Advanced services include Business Case preparation for private entities as well as advisory services to public entities ensuring value for money (VfM), commercial viability, project financing models and long-term manageability for public agencies.
PROJECT MANAGEMENT
All projects start with planning and design but must end with detailed execution. Project management becomes an invaluable service to any client as it offers effective professional oversight, ensures project permits and approvals are obtained and ensures continued time and cost management. Understanding the local environment, the ability to trouble shoot on and off site and engage in continued dialogue with the client is vital to final project delivery.
My services include leading the selected work team to deliver the project according to certified construction documents with oversight and management of the general contractor and subsequent trades. This service includes the approval of budget dispersion based on level of construction completion at timed inspection stages in order to certify payment certificates for the client. By monitoring and managing project implementation and financial resources for the client, project management turns a project idea into a final working product.
